If they have a good credit score and no bank account, I wouldn't be very concerned.

Hello Meng W.I certainly understand your concern.

I'm still relatively new to the industry and it'd be dangerous for me to significantly leverage.The other big reason is that this will be done on my parents behalf; the current property we own is providing awful return and the capital is better utilized in assets with much higher return and greater potential, hence the 1031.

I don't have any kind of buyer's list, and am concerned about finding someone who will take this deal.Am I biting off more than I can chew?  

@Sean DulcioI've had the same concerns for some time now.

We do have code enforcement here, but they are just concerned about the signs we place on city property (medians, next to street lights, etc).  

Not trying to make excuses for not starting it but really trying to find out ways around my concerns.
