You appear to be banking on appreciation, which can be a dangerous game and not something that helps a long term buy and hold investor (appreciation does not help cash flow).For me, without now much information, I would not be interested in the property for anything more than $200k, and that would assume that rents are at market rate and the property is in pretty good condition with little deferred maintenance.

I'm forgetting, but the attorney should know...)(4) Pay the attorney's fees, court fees, marshal's fees, holding costs for the property, and the expensive renovation this unit will no doubt need before being rent ready.

A few of your tenants burn to death and you get sued for $50 million.The LLC for the property is supposed to make it so most money the Plaintiffs get from you is the assets in that one LLC, but since the court says your damages are $50 million then the attorneys can easily get your personal assets in your other LLC's and assets not in LLC's.
