You will find people have been successful in a ton of different ways. 

Charlotte is a little tough to get a good deal in anymore due to growth but I am having great success in the submarkets where there is still "deals" to be had.

There are multiple large hospitals and plenty of large companies here, all that have employees who travel for work and are great STR tenants.

My company, 1031X, is 31 years old and is a top-rated national 1031 firm. 

Hiring a company is cool but if you don't have direct supervision of the cold callers, there's tons of scams where the companies are just harvesting leads with your money posing as a lead generation company.
