At the end of the day this feels like a big decision, and I thought it would be prudent to gain the insight of those that have more experience than myself.

I gave them two addresses and they never got back with me.Some clown came to Los Angeles from Las Vegas and said he could get anyone houses in Las Vegas for wholesale prices and he had a huge list of them, but this a-ho... said if he showed anyone the houses on his list those people had to make a decision to purchase his houses within minutes because they would not last any longer.

This is a business decision.

Whatever you decide, it's very important to apply the rule to everyone in the building -- if it's a building or if you own a row of properties -- to avoid any discrimination claims.You are making your decision on the basis of the pet but if anyone thinks that you discriminated against them because of their race, creed, color, etc and are just using the pet as a pretense to get rid of them, you'll have a hard time proving your intent when you didn't change the rules for everyone.

So as you can see he has been living there without paying a dime for close to 2 years (and not paying the utility bills either)  We had intended to go the eviction route but gave him three options 1) Vacate the property within 30 days and when we have access and a vacant house, we would pay him $2,000 (Cash for Keys)2) Buy the property from us and close in 30 days ($10K over what we paid)3) Go through the eviction processWe have him three days to make a decision as to which option he wanted to pursue and he indicated he was trying to find the money. 

I'm a fan of smaller associations where you can be a big fish in a small pond (that's what I own), but I'm not sure i would invest in a condo complex where there's a lot of decision makers.  

There is no Alabama appellate decision on this point.

Starbucks takes awhile as a national tenant to make a decision.

Analysis, Analysis, Analysis- Make your decisions based on data, not hunches (unless you have some kind of inside information). 95% of the time you will be able to find market data to support or not support an investment.

Our goal is to become financially independent and believe Real Estate will ultimately help us but we want to make good informed decisions.
