I should also add that I have no children so come tax time, I barely get anything in return.

Not sure the rest of it I'd leave - I wouldn't want them planting new bushes or anything.Patio furniture... could go either way. 

I believe that children are wonderfully important.

Hey guys, I am working on a deal where the owner has passed away and her 7 children are looking to sell both her home and her commercial building.I want to bring up owner financing but am not sure what that looks like with multiple parties on the lender side of the table.They are all motivated to sell and move on but none want to pay capital gains tax.

@Carmen ChowI don’t automatically run a background check on everybody over the age of 18, if they are merely children living with parents.

The point of my FIRE would be to enjoy it with my future child(ren). 

I even suggested they to have B to contact his family here in CA to see if they could help them, to no surprise both families couldn't open up their home to their own children who desperately needed help.

Property may be subject to probate as father passed away but children are slobs and house is falling apart due to deferred maintenance.
