It wasn’t until I read their management agreements and they wouldn’t budge on language around me not being able to visit my property or sell it without their permission or their ability to change fees at anytime without an an option for me to terminate or 12 month term except the agreement survives if any tenant leases in place, which would require me to make my 4-plex 100% vacant to stop working with the PM.

Conversationally ask what their process is for finding deals that could potentially yield a good cash flow and cash on cash return.There are varying degrees of what I would call "investor-ready" agents, from like a level 0 agent who can't even spell investment; to level 1 where they know the terminology but can't really do investment math and don't understand the approach for evaluating a deal; level 2 where they do know how to evaluate a deal but can only do that on a hunt-and-peck basis with random single listings on the MLS; level 3 is like level 2 but they have an ability to correlate the single listing with a single set of rental info such as through rentometer; level 4 when they know how to take a CSV dump out of the MLS and plug in rental information to develop cash on cash scenarios in Excel; level 5 when they can load a CSV dumped out of the MLS, and another CSV of the MLS rental info, into a database like SQL Server, and run a query that correlates the for sale listings with the rental listings by either geocode or subdivision, and then sort the result by the calculated estimates of cash on cash ROI.

I believe the originial BRRR method was devised to buy in cash and refi afterwards because of strength of offer, ability to refi before 6 mo after acquisition, and save the extra closing/loan.It depends on how you structure your deal on what loan products you can get.

In terms of buy and holds (cash flowing rentals) the opportunity is overall high, obviously based on how long you are willing to hold because the market in vegas has the ability to generate long term holding equity with the fact that vegas is a top 5 growing city in the country currently.

You are currently at least 1 year away from financing (if you had the ability to bring everyone current today) , but if you keep the SFH you will now need a mod.Also - in reading the numbers on these homes, quite honestly none of them sound like good long term investment pieces to hold on to from a rental standpoint.
