Great weather, booming economy, nice restaurant, diversity, great culture.

Construction in most major metros is booming, that means trades/goods are in demand (read that as $$).

Boom!!

In Austin, its still booming.

We are headed for an oil and gas boom.   

Take your 140k (minus selling costs) and boom you have more cash than you started with to put in to more properties rather than letting all that money chill in just one single property with a lot of expenses to come your way that weren't mentioned in your initial post.  

Tampa is a very solid market that is still booming as are the submarkets surrounding it.

This market has been growing at such a fast rate and the local economy is booming.

But we use less water now than we did 20 years ago before the building boom.

I find right now medium to lower income tenants are doing okay in a boom economy.
