Also, what do you guys estimate closing costs to be on a transaction like this with a double closing?

My preference would be to "learn the ropes" from someone for my first couple notes but I would still want to provide value in some way and would want the transaction to be worth it to them as well. 

If keeping current house, refi property asap to get off books then can get another FHA loan. 

I read Dave Van Horn's book and its great about getting into the basics of what note investing is and where to do it and principle.

Also within that structure, what are some key transaction types you'd want to account for, within the day-to-day operations, in order to achieve high effectiveness in deferring high tax rates within your entity structure?

I picked up the book on rental property investing by brandon turner 2 weeks ago as my first real estate book ever and that turned me onto the podcast and now i’m here.

I Hit almost 400 pounds and I on a path of self sabotage and potential death my girlfriend being able to see it in couraged me to try meditation and yoga while at the same time a good buddy of mine allowing me to borrow a book he was reading called “rich dad, poor dad” and it shifted my enitire life on to a path of financial freedom.
