If they were separately metered, each tenant would pay the $116.50 base fees and their individual use, which would be 3x higher than what they pay when sharing a meter.There are a lot of options out there, but don't make it more complicated than it needs to be.

I guess with the move in fee it would cover the cost of a cleaner anyway - but things can get complicated when you have 3 units at once up and all need cleaning

@Marcus BrownIt can get complicated if you owned the land for some time, let it appreciate in value, and then put a mobile home on it and moved into it for 2 years.

Real estate investing is not all that complicated. 

I like it because tenants get a portal, and it’s layout is simplified.Basically a lot of PM software I find overly complicated.
