I've been wholesaling/flipping for about 18 months, and this is the first time a seller has taken me up on seller finance part of the purchase.The property was fully rented triplex 5 blocks North of OSU campus, but rents were about half of going rates on the street.

In california the cost of the garage will be too much to see a return, and if the majority of the homes on the block have carports. i wouldn't get fancy with a garage, its just not necessary.

I'll say, one of them was a big pain because the management wasn't very good and I had to travel there twice and should have been 4 or 5 times but I held off because of the cost and inconvenience.
