My family (not my wife and I) have a duplex in Mission Beach a couple blocks north of the Roller Coaster.  

So it was a huge pain in the ***, so I ended up putting stucco on an entire side.  

What a pain in the *** that has been, but I think it will be well worth it.

Coincides perfectly with the outrageously increased 2005-2009 notes I'm seeing hitting the auction block.3.

I've been wholesaling/flipping for about 18 months, and this is the first time a seller has taken me up on seller finance part of the purchase.The property was fully rented triplex 5 blocks North of OSU campus, but rents were about half of going rates on the street.  

In california the cost of the garage will be too much to see a return, and if the majority of the homes on the block have carports. i wouldn't get fancy with a garage, its just not necessary. 

I have hit some stumbling blocks in tracking down some owners.

Unless, you are gluten for pain,  punishment and the depletion of funds. 

I'll say, one of them was a big pain because the management wasn't very good and I had to travel there twice and should have been 4 or 5 times but I held off because of the cost and inconvenience. 

Anyone else going through growing pains ?
