Most importantly you need to convey confidence and assurance you are a player and not just wasting their time.

If it’s not atleast 2500 a month I wouldn’t waste my time 

The reason I was NOT using a CRM was time wasting data entry, so I ended up with Hubspot because the free version will spy on your outgoing emails (if you OK it) and auto-add people to the database.

On the flip side, spending money on marketing (in a smart way) is never a waste of money, in my opinion. 

Do not waste your time with residential agents as they usually do not have a clue.

It's an extremely easy tool to be able to zero in on the markets you want to spend time researching, allowing you to not waste time with markets that won't get you anything.No matter what people like John Teachout say, RE investing is just like stock market investing.

Your "C" buyer doesn't even know what "wholesaling" is, neither does their dad or sister or anyone else in their extended family - who all will be calling me to waste my time.

If you're looking for insight on your first strictly investment property I wouldn't waste my time with wholesalers.

I want to ensure I am asking the right questions as to not waste my or their time.
