@Michael S.almost all of the newer subdivisions have a 6 month/12 month minimum lease term in the HOA CC&Rs.

I also discounted the typical items like missing batteries and light bulbs. 

For this reason I would be looking to terminate the lease of at least one of the tenants up front since I would like to house hack the property, live in one unit while fixing it up and move on to the next two as time goes on.

Finally, wholesaling presents itself as a nice exit strategy for deals that turns sour long term in regards to buy & hold investments.
