I am a NJ licensed Real Estate Salesperson, based in Northern Bergen County. 

For my loans, I'm currently on an income based repayment plan with monthly payments of $1000 for 25 years. 

Or, based on my experience, there is an established relationship already.I don't personally look for that (since I've judged my backend profits to be more valuable than the alternative), but I know people locally who do.

I do know that Cleveland is enjoying an economic revival based on healthcare (Cleveland clinic regional hub), but long-term, I don't know what that will translate into population-wise. 

We will perform any repairs based on our own experience and have a contractor on had for areas we do not feel comfortable doing.

I talked to a lender a few years ago to get an idea of what I can afford, and need to reach out to one again to get a more definitive number based on my current financials.Right now I see myself doing BRRR, so I think equity/price of the home are going to be important factors for me in order to fulfill that last "R". 

in his pro forma he shows this property at a 20.87% cash on cash return based on his assumptions; however, when I run mine I'm getting 7.91%.
