To further flesh out my question.. in the interm, the time between when the bank buys the house at the auction and when they lists it with an agent to sell, can you get the property through other avenues- such as going through the previous owners.

Although you could not see the inside of the house at time of auction, you could see that both units were occupied and had the lights on, which meant to me I could bid up to around $110,000 and still make out alright.

I found one that tell me he has half of his properties from sheriff sales (auctions you don't see the properties) and half up to  48 hours from appearing in the mls.

Why won’t you go after the sheriff or county when they auction off property?
