Unless you're in an auction scenario, you shouldn't be looking to squeeze every last dollar out of the asset.

Then you will need to negotiate with the seller directly before it goes up for auction. 

To further flesh out my question.. in the interm, the time between when the bank buys the house at the auction and when they lists it with an agent to sell, can you get the property through other avenues- such as going through the previous owners.

The owner was days away from the property being sold at auction.

Although you could not see the inside of the house at time of auction, you could see that both units were occupied and had the lights on, which meant to me I could bid up to around $110,000 and still make out alright.

I found one that tell me he has half of his properties from sheriff sales (auctions you don't see the properties) and half up to  48 hours from appearing in the mls.

Commercial loans won't affect your DTI or credit report, at least mine don't.Foreclosing and auctioning houses isn't profitable for the bank.

Why won’t you go after the sheriff or county when they auction off property?
