I think that will take some convincing on the appraisal to reach 75%.From searching, it looks like the appraisal weighs heavy on comps and money put into the property, less on the rent multiplier and cap rate comps?

Biggest lesson- I guess I played it safe and was in a hurry to land my first deal, so I bought a property only 4% under appraised value and because of this, I have all my capital sitting in the deal until it makes sense to refi out.

We bought the building for $275,000 we are putting $225,000 into it so total investment is $500, the after repair appraisal came back at $685,000.
