It's much easier to invest with confidence when you have a support system that you can utilize.

We advertise solely of Facebook and put a sign in the yard.  

In the beginning of my business I sold my houses exclusively using open houses, advertising using Craigs List and all the Internet websites and most importantly, bandit signs that pointed to the houses.

The balloon comes up in 2 years, but I'm planning to refinance the building into a straight 10 or 15 year commercial loan next year.You can probably avoid the balloon setup if you can go with a 10 or 15 year loan out of the gate, but that's going to make the payments a lot higher and most people don't have the cash flow to support that (including me when we bought this building).

Some plans are advertised as self directed, but you still need to direct the custodians to make investments.

Are you getting rents that support a decent positive cash flow? 

There's a lot of support involved in running an internet service, and trust me, it's not something you want taking away your time from more valuable ventures.
