You could also have a separate agreement outlining house rules...I havent done this but it's something i'm considering.Here are a few issues that have come up while I've house hacked:- Tenants disagreeing about how clean the common areas should be, WHO is cleaning, and whether it's worth having a cleaning service (monthly)- the house's temperature- Some tenants leaving things out in the common areas and other tenants getting annoyed at it.Every situation is going to be different, but if you've ever lived with roommates...it's similar to that, except you're not paying rent! 

I think the size of the home will really determine if it's worth it or not. 

Recorded documents, such as the associated mortgage/deed of trust get notarized.

Love to hear other folks positive experiences with platforms other than Airbnb/VRBO but with 6 properties and a day job its not looking like they're worth my time. 

The free lancer we hired has been in the business 15 years, and has PROVEN track record of success with real estate agents and mortgage brokers.  

I don't mind paying them equity with future dollars that honestly,  will be worth less than today dollars based on inflation.
