Maybe you have family there and visit a few times a year.In other words, I believe, that I can do better in city B, if I have easy access, know it well and have people there, than I could do in City A (difficult to get there, don't know much about it and don't have good contacts) - even though the statistics would say that city A is better to invest.

That's where an experienced realtor can help. The comparable properties need to be as close to identical as possible in style (don't comp a bungalow with a colonial) and the number of beds, baths, square feet of living area and lot size, garage and basement specs, septic vs town sewer, year built and condition.A few things I use to look for regarding condition if I can't visit the property - updated kitchen and baths (granite/stainless, cabinets, backsplashes, lighting), landscaping (manicured vs overgrown) and the appearance of the interior rooms.

@Ryan Passamonti if you’re just getting started I’d recommend buying a small multi (2 or 3 family) within a half hour of where you live, just because you’ll be spending more time than you expect visiting the property for one reason or another. So I would say the best property in the best area that you can reasonably afford, reasonably close to where you live - close enough that you wouldn’t mind riding by on the way to or from your job, for example. If you’re thinking about investing in Rhode Island I’d recommend visiting one of the RIREIG meetings, for southern Mass in general I also recommend Black Diamond REI.There’s a Fall River based group that I’ve heard good things about, South Coast Real Estate Investor meetup, but I haven’t been yet myself so I can’t recommend it from personal experience.
