Agreed with @John Underwood it is basically a job. 

While that’s appealing, the added complexity with tenant turnover, varying personalities, and managing shared spaces can make it a bit of a trade-off.I’m curious, how does it look in other markets?

You are correct, you are not the first to have this issue, but typically it is more of an issue of LO's not understanding how  it should be looked at. they just do not deal with investors often.I would also echo Patrick above, moving your current loans into a DSCR loan would not change anything for your issue so please do not spend money doing that.

I'm thinking about doing rental arbitrage in the metro Atlanta area, was wondering if there was anyone currently doing this Atlanta whose brain I can pick or whom I can partner with.

My current strategy is to fund the projects with 85% LTC construction loans and cover the other 15% either with my own cash or tapping into a HELOC.
