Thanks for the replies - I ultimately decided to close the LLC. 

As with any investment its about the numbers, and ultimately the returns.

If that's the case then, when people walk over that portion, they will invariably step-on or kick that little rise.The little rise has survived a few months so-far but I'm worried that it will break-off in a few years and after my flooring is no longer sold.Good luck on your quest.

The ultimate goal in most cases is get as much as you can out of every deal, but sometimes a different strategy will get us to the same place, just faster. -- Not sure but could be worth a try. 

Filing extension requests are pretty normal but ultimately it's up to the seller.

We've had people send us chocolate-covered cherries, popcorn, cookies, and more, and while we love that gesture, most of us are on a diet and it ultimately goes to waste, ha!

Ultimately, when complaints are filed, either a court, local real estate commissions, NAR, HUD, etc have to interpret if it was a violation and take it from there.
