Looking for any advice or possibly partnerships.

Will a partnership dilute the individual profits to the point where the investment wouldn't be worth pursuing? 

I’m also open to partnerships.

There are many ways to write up a deal like you. are explaining, it MAY not be a contract to purchase, it may just be a simple partnership between you and an investor. 

Seller financing interests me, and I love developing partnerships that work for everyone.

Let them know you are still trying to hammer out your partnership agreement with a few potential partners so you aren't sure what the cumulative experience and credit depth is if they start to try and vet you out.
