I'm new to the industry and was wondering if I could get some advice on how to best conduct a market research or websites to use to find out the best markets for REI?

Just do you research and homework and actually invest time and money into flying to those areas.I'm in Georgia now but except for my principal residence own no real estate here.

Hey guys, I've been doing as much research as I can for about a month now.

House is worth about $45k on paper and $25k cash, neighborhood is not the best but in my research anything otc is not going to be in beverly hills and those houses hardly ever go to a tax sale and when they do it goes for almost retail... 

In the meantime, I've researched the area (I'm currently out of the country so I cannot do a tour) via craigslist, crime stats, schools, etc. and I'm still liking what I see.

Why do real estate agents lose their mind when you disclose that you have an agent that helps you look at properties but that you as the buyer does most of the research. 

I am still researching things but it seems, 25% downpayment, a high population within a 5 mile radius are standard even with NNN and an investment grade tenant like DG.

I would do as much research on the home as possible in the county appraiser's web site to get an idea of how long ago it was sold for and if there was a mortgage recorded on it. 

Most of the research I've done so far when figuring out where I want to go is the numbers and locations, but I'm pretty unfamiliar with what to look for. 

Should pay you up front and at time of exercise if done properly.Both of these strategies are extremely uncommon in most markets these days so you should have plenty of time to research LOAs while you hunt for one.
