There is a 4 letter word I use regularly, NEXT.

Not only will you save money but you will gain an understanding of the work that goes into a flip so that as you develop your team and systems later, you'll know which jobs you'll want to keep doing (if any) and which parts you want to hire out.As an example, I typically do the initial clean out and removal of old light fixtures and appliances so I can get a good feel for what all the house needs.

The guy with the lower quote said he is using regular 15 lb felt instead of synthetic because our roof only has two short valleys.

In particular is this 2 different agreements or can this be on my regular P&S Agreement?  

This seems to be fairly standard by property managers when they are giving up on your property; stuff the landlord with some ridiculous quite and hope they go away.Find out what the problems are and start getting real quotes.Carpet, you were onto a loser in the first place, but don't underestimate how good a professional carpet cleaning company can be.

Do the math - the park rental fees are often getting to the point where the monthly cost is  not a lot different than a regular mortgage on a stick built house of similar quality, BUT YOU BUILD NO EQUITY!

Tell them to clean the property and let you show it before they leave and then ideally you can have someone move in the day they leave.

In fact this was a house of a patient of mine previously and i saw them cleaning out their garage.
