The last arch fault breakers we installed had built in diagnostic codes that tell you what general category of issue caused them to trip.

you can also just google things like how much should it cost to install a water heater and get some idea although these things can very quite a bit across the country.  

Insurance: The Lessee to pay for and maintain fire and extended coverage insurance on said property for full replacement value of the property naming Lessor as the insured and Lessee as an additional insured party.Q: Is this needed since I will not be taking title and this isn't an installment sale?
