I am in the process of creating a website targeted to pre-foreclosures and short sales, and I would appreciate any input and shares on websites that attract good leads for this specific niche.I do have an idea of how I would like my website to look and feel, and plan to give a lot of free info, but not all of course, about avoiding foreclosure, to capture leads. Please share any good sites and input, I very much appreciate your help!

Also, negotiate with the lender that it be a non-recourse loan IF you find a good enough deal.I've borrowed nearly a million bucks in hard money since 2012 and it was a great way to get rolling but working with the right lender is key!

So; I realize most of these threads on purchasing pre-FC properties are for investment purposes, but, I wanted your thoughts on utilizing this same strategy to buy a primary home.Live in So Cal where listed properties are going for far above asking prices, multiple bids per property within 24 hrs, etc......What are your thoughts on mailing to pre-FC homeowners, in the cities I am looking to move to and see if I can get in contract on one of those?
