It is in a great location, and listed for an unusually low price for this area,  and it didn't even look that bad in the online photos (for a foreclosure), so I figured it must have something unusually negative about it that wasn't readily apparent, like "black mold" or whatever.

Online marketplaces seem like a promising way to find a place to invest without the terrible yields and insane closing costs of the NYC market.  

You need to look and see when the last 2 of 5 years would apply to you and talk to an accountant on how much it will cost you in taxes if you go past that time frame.

Just doing a brief look online, similar houses in that neighborhood are selling for $25-$30k and rehabed houses are on the market for approx. $99,500 to $116,000.

NYU offers them, some online, through their continuing education and professional studies department.If you still need help, hire a real estate counselor, with the CRE designations.
