In my experience the owner always underestimates the cost of repairing a home.Yeah i can get a two ton heat pump system for 1400 cash... " in the owners mind"However there is a lot more to adding a heat pump system and removing the old one, especially if your not doing it yourself, which the owner is thinking he would do.

We were initially thinking of buying the first property for ourselves, but since we live in Miami, prices here have skyrocketed and feel that paying 200+ for a 1/1 condo plus crazy HOA fees is not a very savy investment. So instead we are looking to buying a Single Family about 30m - 1hr from here.My question is, I'm highly interested in the HomePath program, will the lender count my cost of rent towards my Debt-to-Income when it comes to getting a loan.

During the winter it keeps the tenants bill cheaper by around $100pm and due to most of the tenants living month to month it makes the property more desirable and also they won't short the rent to pay the heating bill. Then you also have more higher ticket items like the plumbing and electrical which also aren't visible in some instances. If you spend enough time talking to someone and building that relationship you will find out if they are genuine or not and if they do repairs that the eye can't see or just lipstick on pigs. Thanks and have a great day.

125k will be a very fair price for the properties and rent roll on this property should be 2600 a month after taxes insurance and water/ sewer 2100. depending who's paying heat.
