Second rental property - worse return, better potential for value

I have enough to buy the second all cash (just sitting in a 1.6% ally bank account at the moment) but i'm wondering if I should leverage my money and try and get a conventional loan or possible some kind of HELOC on the value of the first rental.

The main item is sure up your refinance monies with a bank based on loan amounts, your qualifications & etc.Depending on the amount of rehab depends on your power team above.Everyone gets checked out.Would suggest attending some reliable investment groups with good educational subjects not ones selling there packages.Diversified Investors Group and HAPCO are the most reliable in Philadelphia to attend.Let me know if you have any questions.RegardsJoe

Have been reading that a solo IRA would be a better vehicle for purchasing property as the property can be leveraged with a non recourse loan and not have to pay tax on the gains associated with the loan portion at the “trust” tax rates.
