That complete waiver removes that specific protection in Paragraph 2B of the Third Party Financing Addendum.  

Hi @Erik AndersonFirst let me say welcome. 2nd, this would probably have been better to post in the deal analysis area rather than the new member introduction page.

This may be a market specific issue, but in California the boiler plate forms (CAR Residential Purchase Agreement paragraph 11) will have an "as-is" clause built right in to the contract.

After a month, I finally did find an agent after my friend made a formal introduction. 2) I had two deals fall through after offers were accepted in the Wilkes-Barre region.

Those first two paragraphs are just wrong... imo

Do not write out un necessary paragraphs explaining your life and how much you love the property. 

The problem is each increment has about a paragraph of explanation with a lot of room for subjectivity.
