Foreclosures, short sales, and off-market deals can provide these opportunities.Target up-and-coming neighborhoods with increasing home values rather than already hot areas.Research comparable recent sales and get an inspection to accurately estimate the after-repair value (ARV) before making an offer.Follow the 70% rule - the purchase price plus renovations should not exceed 70% of the ARV to leave room for profits after selling costs.Focus renovations on maximizing returns - kitchens, bathrooms, curb appeal rather than over-improving.Hire experienced contractors and have a project manager oversee work to keep things on schedule.Price the renovated home at or just slightly below comparable recent sales to facilitate a quick sale.

@Jesse Dickens This sounds like one of those “programs” where they just apply to different vendors (Home Depot, staples, etc), not actual cash lines of credit….and they charge you a fee for it (maybe 10%) for these trade accounts that obviously you could have gotten yourself.

If it were a single family home It might be ok to have it in the carport or yard somewhere but it is duplex so there are tenants to the left in the left side unit.Thank you for your feedback.

That drive is quite a drag, especially when I travel 15-20 hours to Europe and land at midnight and have to drive another 2 hours back home in Sedona.I'm thinking of buying a small condo in a decent area not too far from the airport, that I can also STR while I don't need to use it (which would be 95% of the time) and offset the mortgage with... maybe even cash-flow a bit?
