having lived most of my life in the North Bay of CA we have seen devastating fires that burnt down thousands of homes.. these hills burn about every 30 to 50 years.. its the folks moving into what was rural areas that creates these issues.. but then think the Oakland fire 30 years ago 4500 homes burnt down there .. now you would never even really know it if you did not know what existed prior.

I've found that the most efficient use of time for wonky scenarios like this is to collect all income docs and shoot it over to an underwriter or two.I believe I know the answer, I'd say I'm about 90% certain (not a lot of truck drivers are in the market to become homeowners in the SF Bay Area, so I'm thinking of other professions w/ per diem for my mental examples).

Old Cambridge, Back Bay and Beacon Hill in Boston, Lincoln Square, the Upper East Side, SoHo, Park Ave, West Village etc. in NYC, Haight-Ashbury in San Francisco, Bel Air in LA, Old town Charleston SC, Georgetown DC, Capital Hill, Wash Park, Cheesman, Country Club, Belcaro, Highlands in Denver, the list goes on these are all among both the oldest and most expensive real estate locations in the country.

We almost bought a place in Lincoln City about 100ft from the water (not ocean front, but bay).
