So I have been wanting to start investing into rental properties for a while now and just found bigger pockets a couple months ago.

Second as a contractor  I have found lower cost subs equals lower quality , or uninsured , etc. 

I was never one to sit down and read, however more recently I have found how relaxing it is and instead of reading some fairytale story I'd much rather learn how to better my future and adjust my outlook on life.

Wanted to see what anyone else's thoughts are but let's say I found a broken down house, contacted the owner, and got my offer accepted. 1) Where do I get a legitimate contract to give to him with inspection and financing contingency.
