Cleveland is a great area if your primary objective is to cash flow.

Will a property cash flow day 1, maybe not unless it has a huge down payment but if your goal is to hold it for 15+ years you should not lose out, especially if its in a good area (which goes back to location location location). 

Finding deals has always been my biggest challenge and I've leveraged wholesalers, RE agents and my own marketing to find properties, but still not the greatest amount of deal flow.

You may be able to do the repairs yourself, but I'd encourage you to get the professional pest company to guarantee their work on stopping the termite issue.And, as others have said, depending on what the inspector finds, you can try to renegotiate with the Seller, ask for a credit, or choose to walk away from the deal.

If you are listing yourself, find comps that your subject property beats out the water and list around that benchmark. 

I want the repair start ASAP but can’t seems  to find  the right  person that’s honest and won’t take advantage of me  ?

Update on ConnectLinx.com - The company refuses to have a phone conversation even with a seasoned enterprise client which I find very odd for a platform looking to replace Rentlinx... 

They will make some good money on selling it at a low price as they purchased for almost nothing and are just looking to dump it for some cash.    

While you don’t have to continue to find home for your $ every year it is tied up so it is illiquid.
