What you plan on doing is against Fair Housing Laws.

The other general question I'm seeking advice on is just if anyone has opinions in general for the Boston area on the best use of my funds at this point - a little vague I know, and while my agent is trying to give me the best advice he knows to (and he works with other investors), I just want to get some different perspectives because he seems fairly against anything needing any renovation.

The property is paid off and I'm thinking about getting an Equity Line of Credit against it to buy a 250-300k house in Atlanta to flip and rent it.

(Nothing to dispute to the repair person though - the invoice is fair based on the work involved - I forgot his markup on some of the materials is all).    

My 2nd roommate is moving in on the 1st now that his credit/background/interview have all gone well.

My area is fairly inexpensive (Winston-Salem, NC), so it's not like this is taking place in San Francisco or NYC. 

My duplex will be fair once all is said and done.  1st floor was already decent...just need to put some lipstick on once I get rid of the tenants there.  2nd floor will be nice with the kitchen and bathroom done up.  

Definitely very high for owner occupancy by me. a friend of mine literally just locked in at 3.5 on a 20 year yesterday.Of course it depends on your credit, etc.

I am currently in the process of seeking out options for financing the property of my liking but my credit score right now isn't the best.

Our debt is low (other than current home mortgage) and our credit is excellent, if that makes a difference.Thank you!
