When you hear about tenants not paying the rent due to Covid, this is the tenant pool they are talking about.Permanent - This tenant pool could be hourly or salaried, but they earn well above minimum wage.

Desirable - Is this a property that, given the worst case scenario, you would move into?

But man NPN owner occ is about as heavy a lift as there is out there those that do it successfully earn every dime. 

This is 1) because managing is work 2) in the future you may decide PM is not something you desire 3) as you scale, at some point you cannot self manage without it becoming a full time job. 

Without having a tremendous network of professional contacts in my desired market already established, I'm finding there to be a little challenge in growing this network remotely, though I know this is an important aspect in getting to the next stage in investing.Lots more questions, but I'll start there.
