Sorry to be a wet blanket, but if there are drug dealers there, it's a good bet that they're gang affiliates.That's a conflict that's most likely not worth having - especially considering the risk to reward ratio.No deal is worth getting killed over.

It has been vacant for several years  due to the untimely demise of the owner.

Accept all the help he has to offer when it comes to evaluating deals and finding good cash flowing properties - try to learn from the analysis that he does so you can get better at doing it yourself - then reward him by paying him to manage them - remind him that he's not going to want to manage them for free when you have 20+ properties - so you need to start getting used to paying for property management unless you plan to learn to manage on your own - which may not be a bad idea so that if you do pay a PM - you know what you are getting and what they should be doing.  

Overall, going full-time "investor" has been a grossly rewarding emotional, mental, and financial experience and glad I went full time when I did although it was intimidating at first...  

I am not looking for someone to move to Ohio.. just some one who lives there and 100k to start 200 to 250k possible.. they need to make me millions and they will be rewarded..  

It can be a very rewarding career, but you truly have to work at it.

They also handled the listings on all the main services, a pro photographer on their dime to take the photos, and regular communication on rates (they are dynamic).Hands-on like Lucas can be rewarding too.

Every month depending on what the goals are we would earn rewards together :)Anyway here is the point in me posing.

But once you have mastered that one type, or at least have one under your belt be sure to move on.Also consider your goals, and your tolerance for risk/reward.

So much so that I'll bet if you ran a scenario and compared cost of incurring full tax on your sale vs savings from pay off of debt that you're almost a wash.The only counter point would be that our government has such a rich history of rewarding bad behavior when done by large groups of voting constituents that it would be a crying shame for you to be responsible and pay off your debt only to have the govt institute a large scale forgiveness policy.
