I enjoy owning apartments in South Bend, but as @Aaron Linden stated, there just isn't much inventory.

yes i have the downpayment, the bank requires a 25-30% down i was thinking about using the loan for a flip i found a property for 65k it needs about 25k in repairs and houses in that area sell for $150-180k and some for even 220k with similar square footage im thinking to grab it fix it uo and worst case  scenario sell it for $125k thats $35k profit im assuming $25k in repairs bc the contractor said about $15-$20k and u never know if something pops out

We are a full service management company and currently vendor out all day-to-day maintenance to a small contractor who handles the majority of our maintenance full time (3 maintenance techs). 

I also have a B.A. in Economics, but chose teaching due to the enjoyment I get out of it.

Very lucky to much money and competition chasing the deals.If I was listing this of course it would be shown to all the contractors and flippers in the area.

To my point, there have been some recent satirical threads that have capitalized on seemingly ridiculous posts (which I have thoroughly enjoyed as well).

You are committing time to learning and researching which puts you closer to 'jumping', so to speak.Committed investors are always looking, researching, thinking, building networks with key people (bankers, agents, contractors, other investors, etc) to educate themselves and prepare themselves for when the time IS right for them to jump (that could be today, next week or next year).
