Hi all,I'm committed to start a career as a real estate investor so i'm working on getting myself educated by reading books, blogs, podcasts, asset protection,  analyzing properties in the Dallas-Fort Worth Metroplex (commercial and residential) to a point where I can differentiate the good deals from the bad ones, I've been looking for conventional bank loans to get pre-approved and start making offers,  here is where my first question comes up:1- Since i'm very close to jump into the "good credit score range" I've been thinking over and over whether I should just go ahead and start applying for loans or wait until I improve my score a little bit more and get a better interest rate because I don't think that my rate will get re adjusted once i'm already approved, right?

On a 30 unit apartment complex, even just moving that much paper around could be problematic based on scale and amount of time committed to the plan.Your analogy of selecting which stocks to buy/sell is appropriate.

But at the same time my ultimate goal is to have Rentles and the market has went up so much in our area that I’m afraid we will end up really over spending and taking even longer to pay off the new property to reach our max profit, We have $40k saved up and are planning to get out of North Dakota after 8 years and go home and my plan is to do the (small repairs) to the properties and put them on the market and take the money to start flipping foreclosed houses (still need to do a lot more research on that as well before we commit) sorry for such a long story but I’m just looking to see if anybody has any suggestions or experience with any of the Situations I’m in, thanks!

I have a new resident who would like to commit to this rehabbed unit, but now the tenant and other residents cannot find a place to live.I offered full security deposit back in cash with a multiple cleaning stipulations if they were out by Feb 28 and told them they would be responsible for contractor rescheduling fees if they were not out by Feb 28.

@Rashad A Smith the seller will be committed to selling to you so there’s no need for another buyers.You must have an out clause in your contract that will allow you to void the contract.
