@Mylene Bel@John Thedford is correct, any transfer now would be a huge mistake, but it's not as bad as it looks this is just withholding, when you file your 1040NR you will only pay tax on any profits (net sales price less net purchase price)* and there is a good chance depending on your specific situation, as long as you have held the investment for over a year you won't owe any capital gains tax unless your profit is over 75,300 married filing jointly.

If you test, most likely the test will be fine, but if for some small chance it comes back bad, then it becomes a material fact and now you are sol to sell the house without remediation, which will cost you 5k to 25k depending.

Unit 1:3 bed 1 bath/ rent $1065 Unit 2&3: 2 bed 1 bath/ rent $940Insurance $1600, taxes $6000Current lease has OWNER paying for water - $2900 ( would have to suck it up until the lease is over ) Condition of the house doesn't appear to be too bad and in my opinion these units are under rented but of course wont pay for what COULD be, just saying that if these numbers work at all there is a chance of improving them.Obviously want to factor Vacancy, Capex, repairs and property management.

Last year I waited far to long to do my taxes so I didn't really have a chance to question it when he said I need to file separate returns for my wife and I, and our two LLCs because disregarded entities only count for single member LLCs and since both my wife and I were on the LLC they were not single member.

I also know that taking every opportunity to network and meet people through BP and around Houston is my best chance in learning.
