I would talk to a 1031 Intermediary and or a CPA to ask what their recommendations would be on the safe side.

Can someone recommend a lender they have worked with who would refinance for 15% if possible? 

H1B, with passive rental investments, which my CPA recommended that I can offset against my W2 income.

Would also recommend Meetup.com as well as local FB groups!

A huge chuck of money doesn't guarantee a good ROI, I wish it did, I would recommend the 3.5% house hacking, 1,2,3 or 4 units with 4 units being your max.

If you're still researching, I'd recommend looking into the Midwest markets, especially if you have a travel contract in any of those markets.  

If you're interested in handling the maintenance and upkeep yourself, I would recommend researching more info on your area specifically, find any growing or slightly urbanized areas in SE OH (might be limited there).
