Hi Max,         I am newer into the game, but so far I have attended one Black Diamond meetup in Burlington a few months ago and could not speak any more highly of it.

Now it's just an easy numbers game. 

The purpose of an appraisal is to avoid lenders and borrowers playing games like in 09-10.  

That through no fault of their own, landlords; not credit cards, not obscene car payments, would be targeted as fair game to be stiffed, was not even on Bernie's platform.I have always maintained in my posts and in my professional life that I do not need to "be loved" by my tenants.

You have to keep perspective that this is a long game not a short one. 

This is not for rental but buying below value, remodeling them, then selling at a high price.Otherwise, real estate is a long term game where leverage is king.

@Charles Barr if you are new to the hotel game, you need to understand the modeling in and out.

I am an optimistic guy for the most part but based on current conditions, with no future end game, I am afraid we will experience something like never seen.
