Inspector states it appears from the outside that the dryer and/or bathrooms may vent into the attic space and not to outside; Vents for this are currently too few and the wrong type.

@Evan SwansonThe question is should you have a business entity for an owner-occupied property.Will you lose your homestead exemption if the property is moved to an entity.Will you be legally protected if something were to go wrong, most entities protect business assets but an owner-occupied property is also a personal asset.Speak with an attorney.

Also there is no right or wrong in deciding on SFR investing or apartment investing, it all depends on your long term goals.

One thing they consider when insurance companies calculate the cost to rebuild is also everything that will go into the preparation before hand, ie; demolition costs, soil decontamination, permits, planning etc.

Soil and slope are great for wine grapes, but from other conversations we've had, we've been told it's not worth the huge investment for grapes unless you're doing the whole winery thing and producing your own label, etc.
