Beyond these, it will depend on property location: you'll need to handle snow for vacant properties &  multifamilies, pools if properties have them, pest treatments in the south, etc.

Yeah, some people "swear by" property managers (but I don't have one).If you are doing brrr and fix n' flips, you'll need more extensive amount/type of tradesman to handle all the work.

Before he even signed his agreement, our manager went to his property, torn down and rebuilt the motor, repaired the circuit board and 2 leaks, and it was working that day.Lots of sunshine pumping on self-management, whilst tossing shade on PMs, that isn't quite accurate.

@Christopher Lee to my knowledge this is not a common thing, it may be that being based somewhere else allows larger cases to be handled in courts in states more favorable to landlords, but most cases (if you have any) will not rise to that level and likely not be worth the additional fees of setting up and maintaining the structure.

Purchase price: $58,000 Cash invested: $13,800 Sale price: $101,500 Bought this 4 unit in bad condition and without tenants.After fixing the place I brought good tenants that get help for paying rent - like county assistant.COVID19 made it difficult to handle tenants in that area but hard work paid off.I sold the property to take over a better dealI have attached some photos of how all units looked like after the fix-ups I did.

What’s the best way to handle this type of transaction to still qualify for a conventional investor loan and not cause issues when filing taxes?
