The house I plan to rent is in a nice neighborhood - so it matters that the lawn is kept mowed, the sprinkler system is used, and the flower beds are kept weeded (or at least not allowed to go completly wild).

I think you'll have to look hard for20% cash on cash, but those are out there.As for quality, I think with the tough times we'regoing through, there are really nice houses comingon the market at steep discounts.Especially look into the Short Sale market to findhouses in pre-foreclosure that will be quite niceand might even meet your cash flow requirements.

In fact you can take the profit and find a home and pay cash for it free and clear and enjoy a nice chunk of positive cash flow every month for the rest of your natural life (as long as tenant is in place).
