We are now in Sept and the tenant has not paid Aug nor Sept rent and the eviction hearing is now set for the 14th of this month.

For the volume of flips we are doing it makes sense to use them.

End result it seems we are getting the upset price of 236k, so not a total disaster , but still a far cry away from the 100k per year NET I would be getting or sales price of 600k or more.   

We are investors in Kitsap County looking for recommendations for a real estate attorney to help us form LLCs.

There is the possibility of expansion as we are going to get about 15 additional Acres that have not been developed yet.

I do have the great benefit of using the VA loan however, where I am stationed now we are already renting a place.

Having it allows me to not only to buy, sell and pay myself but it helps us on our taxes since we are investors (ask your CPA about being a "real estate professional"), allows us to view homes when we want, I can lease property in my state and it allows me to be a property manager.

@Jacqueline Peterson Yes, we do have a termination clause, but I need to refresh on exactly which option we are using.
