So don't waste their time....don't steal their sale..... that I get.....But I don't see any ethical issues with having multiple agents know that I'm in the market to buy and what I'm looking for and keep me posted when properties come up.....if that offends you that other agents know that I'm looking, then that's on you....find me the deals and you get the sale...simple enough.....Now the agents can flame on me ......

@Scott Rosslow  Most agents won't want to waste their time offering 17k on a 400k property, what you should have agents do is contact the listing agent on some of these properties and ask for a breakdown of expenses for the last 12 months and ask if there are any problems with the property currently such as a leaky roof or foundation issues. 

In my experience it would be a waste of time to try and go after them.

Seniors had difficulty, it’s harder to issue refunds, if the machines used to load money onto the cards were malfunctioning residents were unable to do their laundry.

You should be able to do everything you need on your own and I feel it is a waste of money. 

I have been guilty of staying cheap in areas that were cheap...never buy properties in bad area is the best lesson...I had  camera installed and saw thief cut the main power line and steal the cameras in Joliet and police reports and police is waste of time and insurance can be expensive...I have had simplisafe wireless alarm system that is great for identifying who comes in and leaves..because you can assign codes to each worker.if you could have a combo system of simplisafe  or another wireless system with a camera system combo that captures who is going in and out might be your best option...you need alarm system with video capture because we still have people leaving garbage in parking lot that alarms can't prevent...I have not come across anything better that has active alarm system with videos.

If not, if they died intestate,  there is an administrator appointed to handle assets.Don't waste any money on skip tracers.

I think he was going to waste my time, and just wanted more inventory to show so he looked professional.
