This is the post of the day (I know it's early but...)Every borrower's situation is different and it's vitally important that they are matched with the right lender. 

I might if they seem more concerned with getting double commission than with fulfilling the fiduciary duty they already have with the seller.

In Florida, you can use an agent to represent you as a single agent, or use one as a transaction broker to represent "the transaction", and not owe full disclosure to either party.As a single agent, they can negotiate on your behalf, and owe you the duty to fully disclose everything they find out about the property or the other party (like divorce or willingness to accept lower offers or time constraints), as well as all the other duties of an agent. 

For example, our Management Agreement, and every one I have worked under for nearly 30 years, under "duties of agent", one of the first items is "to manage the property".

If you're a landlord, you have a duty to be prepared to withstand late rent payments, repairs, and vacancies. 

The listing agent has a greater duty to the seller under their agency relationship than they do under the limited agency duties to the buyer.

I am active duty and invest out of state.

I do not know if this is helpful, but I think when investing long distance, your team is vital to the process and it starts with the realtor you choose. 

I'm a military guy as well (still active duty Navy) and I've been investing in real estate since 2016.

No matter what, that would be fraud or a really ignorant seller and it is the duty of the agent representing seller to protect their interests.
