In Florida, you can use an agent to represent you as a single agent, or use one as a transaction broker to represent "the transaction", and not owe full disclosure to either party.As a single agent, they can negotiate on your behalf, and owe you the duty to fully disclose everything they find out about the property or the other party (like divorce or willingness to accept lower offers or time constraints), as well as all the other duties of an agent.
