, local (expertise in the market, able to self manage), STR (owner occupied STR are the least likely to be heavily regulated in CA), the separate addresses (probably a value add by itself), the basement and the opportunity for additional value add (after determining best value add for you).I especially like the multiple value add opportunities.We mostly do the boring rehabs for our value adds (boring but we have been pretty good at it).
