I use minimum night stays but these are much more difficult to keep up with than on Homeaway/ VRBO.I wonder if increasing the cleaning fee and lowering a nights stay would put off some potential customers than just think they are being price gouged on the cleaning fee?

What’s the utilities.

Hey BP Community.I have been in the RE game for around 5 years and it's going really well.I own 5 properties that equal 9 units now that I rent out furnished and usually shorter term (1-4 months).I manage the places myself and charge pretty high rents since its shorter term and furnished.I pay for all utilities, and wifi etc. 

In future leases, I would have a monthly “septic service fee”, because they don’t pay sewer to a utility company.

Lowes has some plastic surrounds that look like subway tile, pretty cute, but you could also clean the tub surround and paint the grout lines with a very light gray “grout renew” paint and sealer by custom at home depot.

I'd also like to utilize it down the line and use a cash out refinance to purchase an even bigger property.

Assuming this is correct, my question is where to I put all of the carrying costs (mortgage interest, taxes, insurance, utilities) as ecoenses in the LLC?
