The upper and lower had been recently remodeled and with comps in the area we figured the value to be roughly $80,000. 

My goal is to acquiring initial property, mostly fixer-uppers maintaining them (duplex) mostly then moving to commercial real estate?

Mind you, this is an upper C to lower B class property.

Potential buyers, myself included, will see the complete lack of landscaping, the neglected interior and be optimistic that it’s a good fixer-upper.

Just had the upper half of my two family in Lakewood go vacant at the end of November and I had a deposit from a well qualified new tenant by mid-December (not moving in til Feb 1st though). 

I don't particularly mind the idea of buying fixer-uppers and also intend on doing the property management myself.

Also more common on upper floors when the building itself is warmer.Your boiler capacity won’t decrease with a glycol solution, it will just have a higher specific heat capacity after creating the mix.

I recently bought a duplex that Im house hacking, living in one of the units. its a fixer upper and both units need considerable work. 

I would recommend getting a decent fixer upper in the same D/C  area, but one that just needs more cosmetics like paint, fixtures, etc.      

I'll guess that the reason it can't sustain 5 new units is that $950 might be the upper end or peak of the rental range.
